Previously Marketed Properties

We have been successful in selling many houses that have previously been marketed by another agent.

Where is goes wrong in the first instance is that the first agent gives the wrong advice on the price.

Then the marketing content, photos and floorplans may be below standard.

Following on from that there is likely to be a lack of viewings because the price point is too high and the marketing content is not enticing enough, or the agent does not have a strong database of buyers to reach out to.

Then there is a lack of constructive feedback from any viewings that have taken place.

And finally, a lack of regular proactive communication to review progress and discuss what is going wrong, and how to stimulate more interest and viewings.

Its takes time and effort to sell a property, and it is critical than we are talking to our clients all the time, reviewing the feedback and response, identifying competing properties and establishing the correct price to go to market at in the first place.

Where possible we want to avoid a price reduction, but often a well times reduction, particularly when changing agent is the key to finding the buyer.  

Often sellers think that if they reduce their price, they are still going to get low offers. We have a motto that says ‘if you ask a silly price, you attract a silly offer. If you ask a sensible price, you attract a sensible offer’.

In fact, asking less can often get your more, because you will generate more viewings and therefore the pool of potential buyers will be bigger.
